Treehouse Villas: Which 2026 Booking Gets a Refurbished Room?

The refurbished Treehouse Villas at Disney’s Saratoga Springs Resort are now being toured in full, and the question that follows is the one Disney has not answered: book a stay this year and you cannot choose which version you get. WDW News Today walked a completed villa on 17 September.

Disney has said the work finishes later this year, with villas reopening as they are done. That makes any autumn booking a coin toss between a finished villa and one still waiting. Our Saratoga Springs Resort guide covers the wider property this sits inside.

At a Glance
  • Status: refurbishment rolling out villa by villa, due to finish later in 2026.
  • Each villa: three bedrooms, sleeps up to nine.
  • Included: full kitchen, in villa washer and dryer, living and dining areas, private decks.
  • New look: Arts and Crafts and New England styling, wood and stone finishes.
  • Theming: more than a dozen nature scenes and characters from Disney Animation films.

The Rollout Is Villa by Villa

This is not a resort closure with a reopening date, which is the thing that makes it awkward to plan around.

Disney confirmed in the spring that the work would run through late 2026, and its own announcement in June described villas rolling out over the following months rather than all at once. A tour of a finished villa this week confirms the first ones are done.

So at any point this autumn the Treehouse inventory is a mix. Some villas carry the new finishes and some carry the old ones, and the split shifts week by week as more come back.

That is the opposite of how guests usually read a refurbishment. A closed resort that reopens on a date is simple. A rolling refit inside a live inventory means the date on your reservation tells you nothing about the room.

It is also how Disney handles most villa refurbishments, which is why it rarely makes news. What makes this one worth flagging is that the Treehouses are booked months ahead by large groups who travel specifically for them, so the mixed inventory lands on people who planned early.

What the Refurbishment Actually Changes

The scope is interiors rather than structure, and it is more thorough than a soft goods refresh.

Disney’s own first look describes all new finishes, furniture and fixtures across the living and dining areas, in a palette drawn from New England craftsmanship and the Arts and Crafts movement, with wood and stone running through it.

The theming is the part guests will notice first. More than a dozen nature scenes and characters from Disney Animation films appear across the villas, with The Fox and the Hound, Sleeping Beauty and Cinderella among those named.

They arrive as wall murals and fine art paintings, as character carvings worked into the furnishings and the architecture, and as botanicals and animal motifs printed into the textiles. That is a quieter approach than the character theming Disney uses in its value resorts, and it suits a building standing in a pine forest.

The three films named are all hand drawn and all set largely outdoors, which is a coherent choice rather than a grab bag. Whether that holds across all the villas is not something a single tour can establish.

Decision Matrix
If you… What to do
Are booking this autumn Assume you may get an unrefurbished villa. The rollout runs through late 2026 and inventory is mixed.
Want the new look for certain Book after the work is stated as complete rather than during it. No mid rollout guarantee exists.
Are travelling as a group of nine Each villa is three bedrooms and sleeps up to nine, which is the reason most people book these at all.
Are self catering A full kitchen and an in villa washer and dryer come as standard, refurbished or not.
Are adding a room request Requests at Walt Disney World are requests, not guarantees, and nothing published lets you request a refurbished villa.

Nine Sleepers and a Full Kitchen

The layout is why these villas exist, and none of it changes with the refurbishment.

Each Treehouse is a three bedroom villa sleeping up to nine, which places it among the largest standard accommodations Disney sells on property without moving to a bungalow or a grand villa.

A full kitchen and an in villa washer and dryer come with it. For a nine person group that is the difference between three restaurant meals a day and one, which is a larger saving than most people account for when comparing the nightly rate.

Private decks complete the set. The villas stand on stilts in a wooded stretch of the Saratoga Springs property, which is the reason the Arts and Crafts direction of the refit reads as considered rather than arbitrary.

Anyone weighing this against points elsewhere should read it alongside the 2027 chart changes, which Deep Arrival covered when the point charts were reallocated.

Requests Are Not Guarantees

This is the practical heart of it, and it is worth being blunt.

Room requests at Walt Disney World are requests. They are noted, they are often honoured where inventory allows, and they carry no guarantee. Nothing Disney has published creates a way to request a refurbished Treehouse Villa specifically.

That leaves two honest options. Book during the rollout and accept the mix, or wait until the work is stated as finished and book with certainty.

For most travellers the first is fine. The bones of the villa, the space, the kitchen and the decks are identical either way, and those are what the booking is for. For anyone travelling specifically to see the new interiors, the second is the only reliable route.

What Has Not Been Published

The number of villas has not been published in Disney’s announcement, so there is no way to judge how far through the rollout the resort is at any point.

No completion date exists beyond later this year. Disney has said the work finishes in 2026 without naming a month, and a rolling refit has no single reopening moment to point at.

Nor is there a published list of which villas are done. No inventory marker, no room category split and no booking flag distinguishes a refurbished villa from one still waiting.

Whether the refit extends to the bedrooms and bathrooms at the same depth as the living and dining areas is also unstated. Disney’s description names those two spaces specifically and stops there.

And nothing has been said about whether point costs or nightly rates change once the refurbishment is finished. A refit of this depth often precedes a rate review, but Disney has published nothing to that effect for these villas.

Planning Impact

A 2026 booking is a mix. The rollout runs villa by villa through late 2026, so the reservation date does not tell you which interior you get.

There is no way to request one. Room requests are not guarantees, and no published flag distinguishes a refurbished villa.

The reason to book is unchanged. Three bedrooms, nine sleepers, a full kitchen and a washer and dryer are the same in both versions.
