Residence Inn Opens 171 Suites on San Antonio River Walk

A new 171-suite Residence Inn has opened beside the San Antonio River Walk, adding full kitchens, complimentary breakfast, and extended-stay layouts in the center of downtown. The opening is useful for families, convention guests, and longer visits, but the all-in decision depends heavily on parking and how much the kitchen replaces restaurant spending.

The 10-story Residence Inn by Marriott San Antonio Riverwalk is at 100 North Main Avenue. Marriott now labels the property “Now Open” and is taking reservations, giving travelers a bookable alternative near the Alamo, convention center, dining, and River Walk attractions.

What opened on the San Antonio River Walk

Peachtree Group and Merritt Development Group announced the opening in an August 28 Lodging Magazine report. The hotel adds 171 suites in a newly completed 10-story building near downtown dining, entertainment, and business destinations.

The official Marriott property page confirms the hotel is open and bookable. It positions the property steps from the River Walk and within walking distance of the Alamo, Henry B. González Convention Center, downtown restaurants, and other central attractions.

This is an all-suite extended-stay property rather than a traditional full-service downtown hotel. Guests choose studio or one-bedroom layouts with full kitchens and separate areas for living and work. Pullout sofas appear in some room descriptions, but the exact occupancy and bedding need to be checked on the selected room.

The location can reduce the need for a car during a downtown itinerary. It does not eliminate the cost of arriving with one, so parking belongs in the comparison from the start.

What the 171 suites include

Each suite is designed around a longer stay. Marriott highlights full-size kitchen appliances, work surfaces, living space, and streaming-capable televisions. A kitchen is especially useful for breakfast alternatives, snacks, dietary needs, and families who do not want every meal to become a restaurant event.

Complimentary hot breakfast is included for registered hotel guests. Marriott lists weekday hours from 6:30 to 9:30 a.m. and weekend hours from 7 to 10 a.m. Hours can change, so an early airport or event departure should be planned around the front desk’s current schedule.

The hotel also lists complimentary Wi-Fi for Marriott Bonvoy members, a fitness center, on-site laundry, a business center, and meeting space. Lodging Magazine describes the fitness equipment as including cardio machines, free weights, benches, battle ropes, yoga mats, medicine balls, and a Peloton bike.

An outdoor fire pit and lounge area can be used for private events. Marriott also lists an on-site Starbucks at street level, which adds a convenient paid coffee option beyond the included breakfast.

Parking and airport transportation can change the price

Marriott lists valet parking at $54 per day. That can turn a competitive nightly rate into a much higher total, especially on a multi-night road trip. Check whether taxes apply to parking and whether in-and-out privileges are included before arrival.

The hotel does not provide an airport shuttle. Marriott lists San Antonio International Airport about 8.8 miles from the property, so flying guests need to budget for rideshare, taxi, rental car, or public transportation.

A rental car may be unnecessary if the itinerary stays downtown. The River Walk, Alamo, museums, dining, and convention venues can be reached on foot from many central hotels. The property lists a 3 p.m. check-in and 11 a.m. checkout. The minimum check-in age is 18, which is useful for younger adult travelers but should still be confirmed against the booking terms.

Pets are welcome under the published policy. Marriott lists a $20 nonrefundable fee per night and says an additional cleaning fee of up to $150 may apply based on cleaning needs. The page also lists a 25-pound maximum pet weight and a limit of two pets.

Watch early guest reviews for elevator waits, breakfast capacity, noise, room readiness, and how the new team handles peak weekends. A newly opened hotel can look complete online while operations are still settling into a rhythm.

Watch the opening-period rate pattern. Prices may be promotional on quiet dates and high during conventions, Fiesta, major games, or holiday weekends. There is no single “new hotel” price.

Watch whether the property adds packages that offset parking or include bonus points. A bundled offer can change the comparison, but only if its cancellation terms and room type match the trip.
