The July 13 announcement moves the project from a broad coastal development vision to a named hospitality plan with an operator, room mix and defined resort components.

The planned destination is near Rezevici, about ten minutes from Sveti Stefan. It is not an open hotel and the announcement does not present public room reservations, so travelers should read 2029 as a development target rather than a guaranteed stay date.

What is concrete now is the scale and shape of the first phase. Nammos and Smokva Bay describe a 117 key mix of hotel suites, branded residences and villas, joined by restaurants, retail, wellness facilities and beach access on a sheltered stretch of the Adriatic coast.

That distinction matters. The 2026 news is the signed operator partnership and a more defined first phase, not the completion of construction or the start of hotel stays.

What Nammos Resort Montenegro Is Planned to Include

The hotel portion is planned around 47 suites rather than a large inventory of standard rooms. The wider destination adds branded residences and estate villas, meaning the eventual guest environment may combine short stays, privately owned units and resort services across the same coastal site.

Nammos says the plan includes its signature restaurant, Nalu all day dining, Ilios Lounge and a rooftop pool bar. A Nammos Village retail and social area is intended to reinterpret a Mediterranean village, while the wellness program calls for a spa, fitness spaces and outdoor activities.

The official materials also describe a beach club, pools, private dining, family experiences, hiking and mountain biking. Those are planned components rather than a final operating schedule, and details such as seasonal hours, guest access, reservation rules and which facilities belong to the hotel or residences remain for later release.

Interiors are assigned to ELASTIC Architects of Athens. The renderings use terraced buildings across the hillside, with the hotel and villas facing the Adriatic, but finished room layouts and bookable categories will need to be checked against the operator’s eventual reservation pages.

How the Smokva Bay Location Shapes the Project

Smokva Bay sits on the southern Adriatic between Budva and Petrovac. The project places the site near Sveti Stefan, while its map estimates about 30 minutes to Tivat Airport and 75 minutes to Dubrovnik Airport by road under ideal conditions.

Those estimates should not be treated as transfer guarantees. Border queues, coastal traffic, flight timing and seasonal road demand can materially change a trip from Dubrovnik, while arrival through Tivat still requires a ground transfer along the coast.

The site also advertises private jetty access and a position on the Adriatic yacht route. Whether regular hotel guests receive boat transfers, marina services or only access to selected private arrangements is not yet specified in the public announcement.
