Hyatt Plans Tucson’s First Hyatt Regency at the Convention Center for Late 2027

Hyatt Regency Tucson Convention Center is expected to open in late 2027 inside the former Hotel Arizona tower, a 13 story building that has sat empty in downtown Tucson since 2012. For a traveler or a planner, the practical question is not whether Tucson gains a hotel but when it becomes bookable and what it can absorb. Nothing is reservable today, the opening sits more than a year out, and the property’s 291 room count sets a hard ceiling on the size of the group it can hold on a single peak night.

What changed

Hyatt Hotels Corporation confirmed on June 30, 2026 that it will bring the Hyatt Regency brand to downtown Tucson for the first time, working with the Tucson developer HSL Properties and the operator Desert Hospitality Management. Hyatt’s announcement of the Tucson Regency names the property Hyatt Regency Tucson Convention Center and places the opening in late 2027 following a multimillion dollar transformation.

The confirmed program is 291 guestrooms and suites, roughly 22,000 square feet of flexible meeting and event space, a fitness center and an upgraded pool. Hyatt describes the meeting space as a large ballroom plus multiple breakout rooms sized for corporate conferences, association meetings, weddings and social events, and the project manager has said the lobby will hold a bar and a restaurant with patio seating.

Hyatt Regency Tucson Convention Center occupies the former Braniff Place Hotel, a 13 story tower that opened on December 3, 1973 and has stood vacant since 2012. HSL Properties is spending $7 million on remediation and interior demolition before the conversion, according to a June visit to the Tucson construction site by KGUN 9.

What has not been announced matters as much as what has. Hyatt says the construction timeline, amenities, dining concepts and opening celebration details will be released as the project progresses, the release carries a forward looking statement that explicitly qualifies the timing, and no reservation channel, rate structure or loyalty category has yet been attached to the property.

Why it matters

The Tucson Convention Center already carries 233,000 square feet of event space across exhibition halls, a ballroom, meeting rooms and three performance venues, so the constraint on larger conventions has not been floor area. What the campus has lacked is an adjacent full service hotel, and 291 rooms is the number that now defines how much of a group can sleep across the street from the general session rather than commuting in each morning.

Adjacency changes attendee routing more than it changes program capacity. When the headquarters hotel sits steps from the Tucson Convention Center, the Linda Ronstadt Music Hall, the Leo Rich Theater and Tucson Arena, a planner can drop the shuttle line, compress the morning arrival window, and schedule evening sessions that people will actually walk back to.

Hyatt Regency Tucson Convention Center will function as a headquarters hotel, not a full room block for a large convention. Groups whose peak night exceeds its 291 rooms will still need overflow contracts at other downtown properties, which means the 2028 negotiation looks like a primary block plus two or three supporting hotels rather than a single signature, and the attrition clause on each of those contracts becomes the real financial exposure.

Any Tucson program dated before late 2027 has to work without this property. That includes fall 2027 conventions, because an opening described as expected in late 2027 gives a planner no contractual date to hold rooms against, a hotel that opens in October cannot reliably absorb a September peak, and a first month property carries ramping service that no group wants to test on its own attendees.

The meeting space also reads differently once it is placed next to what the campus already offers. Against the convention center’s published space inventory, which lists 89,760 square feet across three exhibition halls and a 20,164 square foot Grand Ballroom, the hotel’s roughly 22,000 square feet reads as breakout and banquet capacity rather than exhibit capacity.

Leisure travelers get a quieter version of the same benefit. Tucson Arena seats up to 8,962 people and the Linda Ronstadt Music Hall seats roughly 2,200, so an arena or music hall night in 2028 would come with a full service hotel option inside the same walkable downtown block, which changes the calculation on a late show and a next morning flight.

This is a conversion, not a ground up build, and that shapes the product. A 1973 tower carries an inherited floorplate, which usually means a narrower spread of room types and fewer oversized suites than a new build of the same key count, so the room type mix is worth reading closely once it is published.

Cost planning cannot start yet. Hyatt has not published rates, a World of Hyatt category, room block terms or dining concepts, and the release states only that timeline, amenity, dining and celebration details will follow as the project progresses, which leaves a 2028 travel budget and any points redemption plan without a number to anchor on.

Booking timing is the first thing to settle, and right now there is nothing to book. Until a reservation channel opens, the useful move is to treat late 2027 as a watch date, keep 2028 dates flexible, and run the shortlist through a repeatable conference travel planning framework rather than reacting to each new hotel announcement in the market.

Two dates are now in circulation and they are not the same claim. Hyatt describes the opening as expected in late 2027 under a forward looking statement, while the project manager told a Tucson television station in June that the target is late October 2027 and that construction is running on time and under budget.

Access is the part that never appears on a rate sheet, and it is where the standard checklist for how to choose a hotel for business travel starts to matter. A hotel inside the venue block removes a shuttle leg for attendees with mobility needs, shortens the walk back for late evening sessions, and lets a group run registration in the hotel while exhibits stay in the halls across the way.

What to verify

Hyatt Regency Tucson Convention Center is not accepting reservations as of July 2026, with no published rates, no World of Hyatt category and no room block terms. The official check is the Hyatt newsroom and the eventual property listing, which is where a reservation opening date would appear first.

The second check is the date itself. Hyatt calls late 2027 an expectation rather than a commitment, the project manager has pointed to late October 2027 and described construction as on time and under budget in June, and conversions of long vacant towers can still move, so the practical read is a window rather than a day.

The third check is the event space. Group space at the convention center is booked today through its own proposal request channel, and a hotel sales channel for the Regency does not exist yet, so a 2028 program that needs both should start with the venue and add the hotel once its sales team opens.

The next signal is not a ribbon cutting. Watch for Hyatt to publish a reservation opening date and a room type list, because those are the first two facts that turn a late 2027 expectation into something a traveler can actually hold.
