Falkensteiner Michaeler Tourism Group marked the official inauguration of Falkensteiner Resort Lake Garda in Salò, Italy, on Sept. 25, 2026, after the five-star hotel had already taken paying guests in a trial opening in July, according to Aviation.Direct. The property sits at Via San Francesco d’Assisi 2 on the former Tavina mineral-water site in the Rive quarter, with 85 rooms and suites now on sale through the operator.

Travelers who want a new lakeside stay, a day-spa ticket, or a family base near Gardaland can book the hotel now while branded residences and four villas keep building toward a summer 2027 completion. Local daily Gardapost reported the ribbon-cutting as the 17th five-star hotel on the Brescia shore of Lake Garda and the third in Salò.

Sept. 25 Ceremony Follows a July Soft Opening

Aviation.Direct, citing the Falkensteiner Michaeler Tourism Group, said the formal ceremony in Salò on Sept. 25 followed several years of planning and a trial start of hotel operations in July 2026. FMTG and co-investors Robert König and Albert Kerbl put about €150 million into the mixed-use project, one of the group’s largest single investments. CEO Otmar Michaeler told the opening audience the group controls development through ongoing operations.

Gardapost dated the public opening to Sept. 25 and named general manager Alessandro Fichera as the on-site lead for about 120 staff. The South Tyrol-based group bought the ex-Tavina parcel in autumn 2022. Bottling left the lakeside works years earlier, and the new resort is the visible first phase of a larger neighborhood, not a finished campus.

That split matters for anyone booking this autumn. The hotel building and the first apartment block are in service. A second construction phase is underway, and four detached villas are scheduled after that. Aviation.Direct puts full-project completion in summer 2027. Expect cranes, limited garden areas, and some residence buildings still closed even while the 85 hotel keys sell.

85 Rooms, a 5,500 Square Meter Spa, and Family Space

The operator lists 85 rooms and suites, each with a balcony or terrace. Gardapost says some face the lake and others the park, with layouts for two adults and four children. Overnight rack rates are not posted as a single figure on the public resort pages, so price a specific date in the booking engine.

Acquapura SPA is listed at 5,500 square meters, with five pools and water slides, an adults-only rooftop spa, and a family spa. Overnight guests get spa access, a spa bag, Wi-Fi, a fitness room, and underground parking in the room rate. Families get 1,500 square meters of Falkyland, with a workshop, climbing area, soft play, and bowling.

Two restaurants are live: Artigiani on the rooftop for northern Italian cooking overlooking the Bay of Salò, and HOKU at the beach club. Gardapost also reports Italy’s first House of Negroni on site, plus four meeting rooms and eight coworking spaces.

Arrival Routes From Verona, Bergamo, and Milan

The operator lists Verona Airport at 55 kilometers, Bergamo at 90, Milan Linate at 115, Milan Malpensa at 170, and Venice at 180. Drivers from the north take the A22, join the A4 toward Milan, and leave at Desenzano. Drivers from the south join the A4 toward Venice and use the same Desenzano exit.

Rail travelers go to Verona, then a regional train to Desenzano del Garda, then a public bus to Salò. The resort sells a booked transfer from the airport or station. Complimentary underground parking is included. Check-in starts at 4 p.m. and check-out is by 11 a.m.

The hotel sits on the rebuilt Tavina parcel in the Rive quarter, not on Salò’s classic Zanardelli waterfront. Budget extra minutes if you are meeting a bus or water taxi in the old town rather than at the resort door.

Day Spa Prices, Pets, and Cancellation Windows

Travelers who do not need a room can still buy the spa. The operator prices Acquapura Spa and Pool Club access at €120 per person Monday to Thursday and €150 Friday to Sunday, 9 a.m. to 8 p.m. Add HOKU lunch and the package is €150 or €175 on the same weekday and weekend split. Children on the family day spa pay 50 percent of the adult rate. Babysitting is €40 per hour.

Dogs are allowed in the lobby, on floors, and in rooms for €39 per dog per night, excluding food. They are barred from restaurants, pools, and wellness areas. Flag vegan, gluten-free, or lactose-free needs at booking.

Unless an offer says otherwise, free cancel or rebook runs to 2, 7, or 14 days before arrival in low, mid, and high season. Inside those windows the hotel may charge 90 percent of the daily rate. No-shows can be billed in full. The FAQ page does not map those seasons to calendar dates, so read the rules on your confirmation.

Gardaland, Movieland, and Salo Days From the Resort

The resort points families to Gardaland, Movieland, and CanevaWorld as easily reached from the hotel. Check Deep Arrival’s Gardaland park hours before you lock a hotel date against a park calendar. A spa stay does not include a park ticket, and a park day does not include Acquapura access.

Residence buyers are a different product. Gardapost says apartment owners can use hotel services or join a re-rental program, with units still finishing next year. Do not book a residence stay on the hotel engine unless the confirmation names a finished apartment. Matteo Thun & Partners designed the buildings; João Nunes and PROAP designed the gardens. Those credits explain the look. The live decision is the 85-room hotel and the day spa, on sale now, with the rest of the neighborhood on a summer 2027 calendar.

Planning Impact

July 2026 is the guest-open date. Aviation.Direct says the hotel took paying stays in a trial opening then, so a reservation this week is not a waitlist for a future launch.

Sept. 25, 2026, is the official inauguration. Gardapost and FMTG coverage treat that Friday as the public ribbon-cutting, after which the 85-room hotel is a standard bookable stay.

Summer 2027 is campus completion. Residences, remaining apartment blocks, and four villas stay on a construction calendar. Book a hotel key now if you need a stay; do not assume a finished branded apartment before that date.

Decision Matrix
If you… What to do
Want a hotel stay this autumn or winter Book one of the 85 rooms or suites on the operator site; the hotel has taken guests since July and completed its Sept. 25 inauguration.
Only need the spa and pool club Buy day access at €120 Monday to Thursday or €150 Friday to Sunday, 9 a.m. to 8 p.m., without a room.
Are traveling with children Ask for a family layout (Gardapost: up to two adults and four children), use Falkyland, and price kids at 50 percent on the family day spa.
Want a branded apartment or villa Treat residences as a 2027 product. Aviation.Direct dates full completion to summer 2027, with four villas after the current phase.
